The time goes into the file, not the value

Appraisers finishing their first UAD 3.6 reports are describing four hours or more of writing on a report they used to do in one, and most of it is finding out what the new file needs after they have started. The compliance problem is smaller than it looks; the "what does this field want and why" problem is the whole afternoon. Two things shorten it.

Read the list before you start

Every rule that stops a UAD 3.6 file at UCDP, in plain words, with the rule number UCDP prints when it bounces. 508 hard stops out of 728 rules, grouped by report section. Read the section you are about to fill, then fill it once.

Check the file after your software has built it

Every UAD 3.6 form-filler writes the same kind of file: a MISMO 3.6 XML, the file UCDP receives. Export it, drop it in Plumb Bob, and get every finding by rule number, with the field it points at, and the same list as a PDF for your workfile. Nothing changes in your software; fix the fields there and export again if you want to re-check.

  1. Export the XML from your form software (see below for where it lives).
  2. Sign in to Plumb Bob. It is free; name and email, nothing else.
  3. Type /check in the chat and drop the file.
  4. Read the findings. Each one carries the UAD rule number and the field. Download the PDF if you want it in the workfile.

Other form-fillers
Look for "export", "deliver" or "save MISMO XML" in the delivery or file menu. The file ends in .xml and is the one your client's portal uploads. If you tell us the exact path for your software, we will add it here.

It does not replace your software and it does not touch your report. It reads the file your software made and tells you what a UCDP reviewer will see.

What it checks, exactly

628 of the 728 Appendix H-1 rules: every rule that applies to a site-built single-family report, each one proven to fire by an automated test, listed rule by rule with the proof. The 100 it does not check are the condominium project, manufactured-home, rental and income-approach sections, which Plumb Bob does not build yet. The coverage page says so instead of hiding it, and if a rule is read wrongly, tell us and it changes the same week.

What it costs, and what it does with your file
